The 30 × 40 is the entry size and the largest share of Phase 1, with 77 sites. At 1,200 sq.ft of land, it suits a compact independent home with parking and a small garden. Odd-Shaped and Corner Sites
Phase 1 also has 23 odd-shaped sites where the layout meets curves and corners. Dimensions and areas for these vary, so ask our team for the exact figures on any specific site. Corner plots and North or East-facing plots carry a premium location charge — ₹500 per sq.ft for a corner plot and ₹350 per sq.ft for a North or East-facing plot — added on top of the base rate.

The all-in figure is built from three parts. Section A is the land at ₹5,999 per sq.ft. Section B adds infrastructure development at ₹450 per sq.ft, one year of maintenance at ₹2 per sq.ft per month, legal charges, and GST. Section C is a clubhouse charge of ₹1.5 Lakhs plus GST, which sits outside the payment schedule. Registration and khata transfer are separate. Premium location charges apply only to corner and North or East-facing plots.

The K-RERA-registered layout, sanctioned plot areas, and full plan sheets on the Karnataka RERA portal are the legally binding version. The registered plot area — not the marketed dimension — is the measurement that governs the sale deed.
