The Basics: What Bulwark Highgrove Is

Bulwark Highgrove is a 30-acre gated plotted development. Phase 1 releases 153 plots in three standard sizes plus a set of odd-shaped sites, all served by internal roads, underground utilities and landscaped parks. Because it is a land product, the value you own is the plot itself; the home is yours to design and build within the sanctioned setbacks. A proposed Phase 2 and further future development sit beyond Phase 1.

Payment, Booking and Extra Charges

Booking is ₹3,00,000 for a 30×40 or 30×50 and ₹5,00,000 for a 40×60. After booking the balance follows a fixed milestone plan: 25% on the Agreement of Sale, 35% on plot levelling and road demarcation, 30% on roads, sanitary and electricity work, and 10% on registration. Beyond the base land cost, the sheet adds infrastructure at ₹450 per sq.ft, maintenance at ₹2 per sq.ft per month for one year, legal charges, applicable GST, and a clubhouse charge of ₹1.5 Lakhs plus GST that sits outside the payment schedule. Preferred plots carry a one-time premium location charge — ₹350 per sq.ft for North or East-facing, ₹500 per sq.ft for corner sites.

RERA, Possession and Location

Bulwark Highgrove's K-RERA registration has been applied for; no registration number has been issued yet, and possession is proposed, subject to that registration. The project sits at Dyavarahalli near IVC Road and the STRR, with the Kempegowda International Airport about 15 minutes away and North Bangalore employment hubs like Foxconn, the KIADB IT Park and Devanahalli Business Park within a 10-minute drive. 1. What exactly is Bulwark Highgrove?

Bulwark Highgrove is a 30-acre gated plotted community by Bulwark Group at Dyavarahalli, off Chapparakallu Road, near IVC Road, Devanahalli, North Bangalore. You buy a land plot inside the gated layout and build your own independent home on it. It is a pure land product — there are no high-rise blocks, shared floors or bedroom-count units.

2. What plot sizes are available and how big are they?

There are three standard sizes: 30×40 (1,200 sq.ft), 30×50 (1,500 sq.ft) and 40×60 (2,400 sq.ft). Phase 1 has 153 plots in total — 77 of the 30×40, 20 of the 30×50, 33 of the 40×60, plus 23 odd-shaped sites. See the Plots page for the full breakdown.

3. What is the base rate, and what are the all-in prices?

The base land rate is a uniform ₹5,999 per sq.ft across all plots. All-in marketing references start from ₹80.76 Lakhs for a 30×40, ₹1.00 Crore for a 30×50 and ₹1.60 Crore for a 40×60 — effective rates of roughly ₹6,730, ₹6,696 and ₹6,647 per sq.ft respectively. Full working is on the Price page.

4. What does the all-in price include, and what is separate?

The all-in figure folds in the base land cost, infrastructure development at ₹450 per sq.ft, one year of maintenance at ₹2 per sq.ft per month, legal charges and applicable GST. Separate from it are registration and khata charges, the clubhouse charge of ₹1.5 Lakhs plus GST, and any premium location charge on preferred plots.

5. How much is the booking amount?

Booking is ₹3,00,000 for a 30×40 or a 30×50 plot, and ₹5,00,000 for a 40×60 plot. This amount is part of the total price and starts the milestone payment plan.

6. What is the payment plan after booking?

After the booking amount, the balance is paid in milestones: 25% on the Agreement of Sale, 35% on plot levelling and road demarcation, 30% on roads, sanitary and electricity work, and 10% on plot registration. The clubhouse charge sits outside this schedule.

7. Are there premium location charges (PLC)?

Yes, on preferred plots only. North or East-facing plots carry ₹350 per sq.ft, and corner plots carry ₹500 per sq.ft, charged once on top of the base rate. A standard-facing, non-corner plot carries no premium. Ask which sites are still open at the standard rate.

8. What is the K-RERA status of Bulwark Highgrove?

9. When is possession, and can I start building right away?

Possession is proposed and subject to K-RERA registration; the milestone plan progresses through levelling, road demarcation and utilities before registration. You build your own home once the plot is registered in your name and the sanctioned layout allows construction, following the setbacks in the approved plan.

10. Where is Bulwark Highgrove located and how well connected is it?

It is at Dyavarahalli, off Chapparakallu Road, near IVC Road and the STRR, Devanahalli 562110. Drive times include Amity University and Harrow International School about 5 minutes, Foxconn and the KIADB IT Park about 10 minutes, the airport about 15 minutes, and Manipal Hospital about 30 minutes, all along the IVC Road, STRR and NH-44 corridor.

11. Are home loans and registration handled through you?
