The Bulwark Highgrove payment plan is development-linked — you pay in stages that track the physical progress of the layout rather than the calendar. After a fixed booking amount you release 25% on the Agreement of Sale, 35% on plot levelling and road demarcation, 30% on roads, sanitary and electricity work, and the final 10% on registration. What Each Milestone Means on a Plotted Development

Because the plan is tied to physical progress, it helps to know what work each stage represents on the ground:

  • Booking: a fixed amount that reserves a specific plot number and starts your file. It is adjusted into the total cost, not charged on top.
  • Agreement of Sale (25%): the legal agreement that records the plot, the price, and the payment terms between you and Bulwark Group. This is the point at which your booking converts into a binding commitment.
  • Plot levelling & road demarcation (35%): the land is graded and levelled and the internal road grid is set out, so individual plot boundaries and access can be seen physically on site.
  • Roads, sanitary & electricity work (30%): the internal roads are formed and the underground infrastructure — stormwater, sanitary lines and electrical supply — is laid to serve each plot.
  • Registration (10%): the final balance is released when the sale deed is registered and the plot is transferred into your name.

The booking amount is a fixed rupee figure that depends only on the plot size you reserve. It is deducted from the total, so it is part of your payment, not an extra charge.

Charges That Sit Outside the Payment Schedule

A few costs are not folded into the four-milestone split above and are collected separately:

  • Clubhouse charge: ₹1.5 Lakhs plus GST, payable outside the milestone schedule.
  • Registration & khata: stamp duty, registration fees and khata transfer are statutory charges you pay to the sub-registrar and local authority — they are not part of the plot price.
